- Steps from the Beach: Just a few minutes' walk away, the local beach is perfect for sunbathing, strolls along the boardwalk, or catching an unforgettable sunset.
- Amenities & Services: As a new and exclusively residential neighborhood, the immediate area does not have many shops right outside your doorstep. You will need to walk a bit further to find cafes and essential services, which ultimately guarantees an even more peaceful environment away from the city center's hustle and bustle.
- Quick Travel: If you prefer not to walk or are traveling without a car, Uber services work very well and quickly in this area, making them the ideal option for shopping trips or sightseeing.
Transparency Note: Since this is a newly expanding neighborhood, there are currently some building construction projects underway in the surrounding area. However, the apartment's excellent insulation ensures your complete peace and quiet.
To ensure everyone has a memorable stay and that our space is well preserved, we kindly ask you to read and respect the following rules:
1. Check-in and Guest Support
- Self Check-in: The property allows self check-in for your total flexibility. However, please note that after 22:00 (10:00 PM), it is highly important to ensure silence upon arrival, and we cannot guarantee real-time support.
- In-Person Check-in: If you choose this option, you must provide your arrival time at least 48 hours in advance. The host will wait for up to 30 minutes past the agreed time; after this period, the host may leave, and a new appointment will be required subject to availability.
2. Check-out and Keys
- Punctuality: Compliance with the check-out time is essential to guarantee the necessary time for a rigorous cleaning of the apartment and to ensure a perfect welcome for the next guests. Failure to comply with the agreed time will result in a fee of €25 for each hour of delay.
- Keys and Remotes: In case of loss or failure to return the keys or the garage remote control, a €100 replacement fee will be charged.
3. Use of Space and Visitors
- Exclusivity: All apartment amenities are strictly for the guests registered in the booking. Visitors or undeclared additional guests are not allowed.
- TV / Digital Services: Subscribing to extra channels, movies, or packages not included in our standard TV package is strictly prohibited. If any subscription is made, the corresponding amount will be charged as an additional service.
4. Sustainability and Home Care
- Conscious Use: We promote the sustainable use of resources (water and electricity/air conditioning). Excessive consumption that clearly demonstrates waste may be charged separately.
- Cleaning and Trash: We kindly ask that you dispose of accumulated trash in the respective outdoor bins before checking out.
Our Best Advice: Please treat the house as if it were your own and leave the space organized, just as you found it.

In the apartment, you will also find a complete welcome folder with useful information to make your daily routine even easier. Other than that, we respect your privacy 100%, ensuring you can enjoy the space as if it were your own.
Other Things to Note
- Privacy and Access: Guests have full and exclusive access to the entire apartment, ensuring total privacy during their stay.
- Security and Registration: All guests must present a valid ID document before or at the time of check-in. Stays for unaccompanied minors are not permitted.
- Tourist Tax: Please note that a City Tax (municipal tourist tax) applies to all guests staying in Vila Nova de Gaia.
- Bed Linen and Towels: We provide one set of towels per guest (1 bath towel, 1 hand towel, and 1 beach towel). For longer stays, we offer a complimentary change of sheets and towels every 7 days. If you require extra towel sets, they are available at a cost of €10 per set.
Extra Services (Cleaning and Crib):
- An extra cleaning service can be requested during your stay for €45 per service.
- A crib for children under 2 years old is available for €30 per stay (requires prior reservation and confirmation).
House Guide: In the apartment, you will find the access link to our digital welcome folder, which contains the detailed house manual and property rules.
Note on Nature and Climate: The climate in Portugal can be hot and humid at certain times of the year, which can encourage the occasional appearance of small insects (such as mosquitoes or ants). Although the building is brand new and we carry out regular pest control services, we cannot control nature or offer refunds for unexpected insect visits. We ask for our guests' cooperation to prevent these situations by keeping doors closed, storing food properly, and not letting trash accumulate in the apartment.
